The site is located on the outskirts of the rural Angus village of Carmyllie, and the proposal is for a new 4 bedroom bungalow, detached garage and workshop.

An existing access at the North-West corner was re-used to facilitate the access to the new house and existing field. This creates a new curved access track to the house, and a new fence/hedge at the west will define and separate the house plot from the field access track.

The new house is situated in a clearing on the eastern half of the site to allow for a generous garden space facing due west of the house footprint (to benefit from afternoon-evening sunshine). This also creates a clear divide between public and private, with the main house entrance/parking/garage elements located at the East. This also means the garage (and potential future workshop) forms a buffer between the new house and the mature woodland area to the East, incorporating a new turning head.

The house is split into 2 wings separated by a glazed entrance hall with views through to the patio and garden. The central entrance hall is defined as a flat/shallow pitch roof section, lower than the two adjacent pitched roof wings. This creates the appearance of 2 smaller houses intersecting rather than one single large house.

The Northern Wing contains a large open plan kitchen/dining/living space, utility room, WC and Guest ensuite bedroom. The main living area has a vaulted ceiling to make the space feel much taller and grander, with a series of rooflights on either side to bring lots of natural light into the space. A large window opening links the open plan space to the patio and garden at the south, with bi-folding doors allowing a large section to open up to the patio.

The southern section contains a separate lounge space (with another door connecting to the patio), a public bathroom and 3no. further bedrooms. The Third bedroom at the end is a master suite with ensuite dressing area and large wardrobe wall. The Northern wing has also been raised in height slightly (approx. 0.5m) to allow for a small private office space to be located at the East (above the Ground Floor Guest bedroom).

The proposal contains a mix of natural and contemporary materials with Timber effect weatherboard (Chalk White and Grey sections of infill on the North Elevation), Natural stone and a dark grey slate effect concrete roof tile. This forms a neutral palette of materials and colours that will fit well in the Angus Countryside and locality. The sections of stone are located predominantly at the West and North Elevations, to reflect the key areas on approach to the building and main entrance. The tall angled windows on the West Elevation compliment the adjacent stonework and create an attractive approach to the building.
