The development is for 10no. Houses on a redundant Brownfield Site in Inverkeillor.

Currently the site is derelict brownfield with grassy areas and the spoils from the demolition of the steading. Access is from the North-West from Kirkton Road via a track the leads to Kirkton Cottages and further on across the railway line to Lunan. The proposal is to modify the access track through the site to retain access to the cottages.

The Masterplan incorporates 2no. house types to provide a variety of different houses and no. of bedrooms

  • House Type A3 – 4 bedroom 2 Storey House (plots 1, 2, 3, 9, 10)
  • House Type D – 3 bedroom Bungalow                (plots 4, 5, 6, 7)

The houses are modern designs to replicate agricultural buildings and all incorporate the same material palette to a recent successful development at West Newbigging: pitched slate roof, vertical weatherboard cladding and natural stonework. This should allow the new houses to fit well in their Inverkeilor rural setting.

House Type A3 contains a double garage on a separate wing adjoining the main house, which include large open plan kitchen/dining/living areas at ground floor which open onto a covered external patio space connecting the houses with the gardens.

The bungalows all have open plan living areas with large areas of glazing and rooflights to allow the space to be filled with natural light.
